When Bob, Ron and I started the business all those years ago, it was a dream of ours to be able to share the news of across the business like this.
To think we now have a pipeline of over $3billion in projects and have operations underway in Singapore and The UK is simply amazing and we appreciate all the support along the way.

We are thrilled to announce that Balfour Place is SOLD OUT!
Our latest Australian project has rocketed to the market in a highly anticipated record-breaking sales weekend, securing close to $100 million in sales in just three days, with over 1500 enquires in the first month and 300 appointments booked in during the VIP launch weekend. What an amazing effort from our sales team! Well done to all those who helped us on the journey to bring Balfour Place to life.
Our exclusive partnership with Coposit for Dairy Farmers in Newcastle is revolutionising the off the plan purchasing process, allowing buyers to secure an apartment with a deposit as little as $10,000.
With an aim of helping people, particularly young people and first-time buyers, to get on the property ladder, Coposit enables buyers to purchase a property with a $10,000 deposit and pay the reminder overly weekly payments, called ‘coposits’.
Together with The Merewether Golf Club and ThirdAge Villages, our latest retirement living project, The Merewether Residences, is set to become one of the best over 55s lifestyle resorts with a raft of modern facilities and amenities in the Newcastle region. Our $120 million retirement resort, designed by Marchese Partners, would be attached to the golf club which would enter into a 99-year partnership, with the club’s 18-hole championship golf course retained with fairways and greens to have significant upgrades as part of the project.
Following the success of our UK debut in Battersea 2019, we acquired our second major mixed-use development site in South London and unveiled plans for Graphite Square, which is set to comprise 160 new homes with 80,000 square feet of collaborative work spaces for residents and local businesses. We launched Graphite Square at the Four Seasons Hotel in Singapore earlier this month and saw buyers flock from China, Hong Kong, The Middle East, Singapore and the UK. Designed by international architectural firm, Ben Adams Architecture, with an industrial flare, Graphite Square will be connected by a central public realm that will enrich the area and provide a space where locals can ‘live, work and play’.
We’re excited to be bringing SDA living to Coffs Harbour, situated right near the famous Coffs Harbour Jetty.
With 16 specialist disability accommodation apartments across two sites in Coffs Harbour, these projects will be at the forefront of apartment living in the coastal town.

We’re incredibly pleased to announce the registration of our Reflect Reconciliation Action Plan (RAP), which forms part of the ongoing development of our ESG strategy.
We’re passionate about making the world a better place to live, work and play in, and part of this is putting our commitment to ESG initiatives, such as our RAP, at the forefront of everything we do.
Over the next 12 months we will be building a roadmap, setting tangible goals and developing our relationships with Aboriginal and Torres Strait Islander stakeholders to ensure we engage with First Nations people respectfully and authentically both across our business and in the community.
We’re excited to be sponsoring the upcoming 2022 Mini-Mos Community Fun Run & Fair. The event raises funds for Mosman Public School and its nominated charities, such as Be Centre Foundation – the 2022 partner charity.
This year marks the 40th year the event is running, with around 10,000 people participating each year as a way to give back to the community.

AFR - UK EXPANSION

Managing director Ron Dadd, who has just moved to the city, said London offered better return on equity than Australia for residential developments and that affordable housing played a key role, underpinning its projects in Battersea and Vauxhall.

“Balfour Place, Lindfield is our first project with the Third.i team and they really wanted something that appealed to the owner-occupier market, particularly downsizers. This included larger floor plans and ensuring the apartments were directed to views available or out to a stunning courtyard with a high standard of amenity. From the moment you walk in, we wanted buyers to feel at home with the amenities and level of luxury with every apartment having a threshold as you walk in to allow for the design layout to follow more smoothly. The project oozes spaciousness and it was really all about turning these aspects into little moments.”
Q: Tell us a bit about yourself
I’m Conrad Lowry and I’m the Project Design Leader at Rothelowman Architects. I began in the industry completing my degree at the University of New South Wales and worked for my own private practice for over 16 years. I wanted to move into the sphere of larger scale works and joined the Rothelowman team about two and a half years ago. My role is essentially to take the architecture brief and develop it for the interiors team across the nation.
Q: What is your role?
My role with the team is to see where we can create more points of difference with better appliances, better fixtures, market research, site history reports and all other aspects that really make a project stand out and is the highest of its calibre. My individual role is to meet with clients, develop relationships, revise the design brief and develop the concept. Once everything in the brief is met, I make sure the client’s vision is met and excels past that with development and procurement teams meetings to ensure all finishes meet the brief. The design team is truly there from the beginning to the end of the project, taking care of the little things as well along the way.
Q: What was the vision behind Third.i’s design brief?
Balfour Place, Lindfield is our first project with the Third.i team and they really wanted something that appealed to the owner-occupier market, particularly downsizers. This included larger floor plans and ensuring the apartments were directed to views available or out to a stunning courtyard with a high standard of amenity. From the moment you walk in, we want buyers to feel at home with the amenities and level of luxury with every apartment having a threshold as you walk in to allow for the design layout to follow more smoothly. The project oozes spaciousness and it was really all about turning these aspects into little moments.
Q: What is your favorite aspect of the project?
I love the way that you feel on the balcony, there’s that blurred space between the materiality of the building where you can really see the details of the project. The internal elements, particularly throughout the kitchen, seamlessly reflects the external architecture as well.
Q: What is your favourite aspect about your role?
Collaboration! The depth of the relationships you develop when you create something of really high quality is amazing. It’s a great feeling to see the project through and work with my team on a shared vision. The thoroughness of involvement we have with Third.i to create really high standard homes is definitely one of my aspects of working with the brand, they’ve been wonderful.
Q: What are you looking forward to in 2022 with Third.i
Third.i and Rothelowman have had a very shared vision from the beginning and we want to take it to the next level in 2022. We especially can’t wait to see the buyer response at the upcoming sales launch for Balfour Place next month.

I’m Russell Isaac-Cole and I’m a Senior Associate at Rothelowman Architects. I’ve been working in the Sydney market for 12 to 13 years as a registered architect after obtaining my Bachelor of Arts and Architecture with a Masters of Architecture. I’ve been with Rothelowman for 3 years now and specialising in multi-residential projects.
Q: What is your role?
I’m a senior in the management team and I oversee and deliver large scale, major developments. I work with lead designers and manage client liaison with the management of design and delivery. I ensure projects are moving along and adhere to the client’s needs to make sure everything is being met.
Q: What was the vision behind Third.i’s design brief?
Third.i acquired the project with an existing planning approval already in place and they came to us with a new brief to look at what we could do with the residential offering above the retail section. Third.i pursued into taking the project in a new direction and what size and residential amenity we could implement with this project. "Our role is essentially project delivery, we see the project through from the acquisition stage right through to residents moving in following construction. We work really closely with consultants and architects to help bring Third.i’s vision to life and oversee the whole development process through to completion. I love the versatility the role offers. I get to work with so many new people and explore so many new avenues. The team at Third.i makes the experience so enjoyable and rewarding and I couldn’t ask for a better team. I also love seeing the project come to life from the very beginning stage right through to the end of construction. When you spend so much time on a project, you can’t wait to see that all come to fruition."
Q: Tell us a bit about yourself
Hi, I’m Anna! I’m the Assistant Development Manager at Third.i and have been with the company since August 2021. I’ve been in the property development space for more than three years, with a lot of my experience stemming from a career in interior design. I studied a degree in Interior Design at the University of New South Wales before completing a Master of Property Development at the University of Technology Sydney. Throughout my time at Third.i so far, I’ve been working across numerous residential and mixed-use projects and I can’t wait to see what the future has in store for myself with Third.i.
Q: What is your role?
Our role is essentially project delivery, we see the project through from the acquisition stage right through to residents moving in following construction. We work really closely with consultants and architects to help bring Third.i’s vision to life and oversee the whole development process through to completion. We’ll work with the acquisition team through to settlement of the site, the design team on the architecture and interior design of the project, through to construction and watching the first slab being poured to residents getting the keys to their brand-new home. At the moment I’m working really closely on Balfour Place in Lindfield, which is gearing up to launch next month and I’m thrilled to begin this next phase on the project and watch buyers see the magic we’ve created on such an important site.
Q: What is your favourite aspect about your role?
I love the versatility the role offers. I get to work with so many new people and explore so many new avenues, whether that be working with the construction teams on a project which is moving throughout that phase or the EOI phase where we get to work on the marketing campaigns, there’s just so much room for growth and new experiences. The team at Third.i makes the experience so enjoyable and rewarding and I couldn’t ask for a better team. I also love seeing the project come to life from the very beginning stage right through to the end of construction. When you spend so much time on a project, you can’t wait to see that all come to fruition.
Q: What is your favourite project to work on?
Definitely Balfour Place! Having joined the Third.i team in 2021, Balfour Place is one of the few projects I’ve been able to work on from start to finish and take ownership on moving from more junior roles. I get to work more autonomously on this project and really pour my heart and soul into the project. I worked on the project during its conceptualizing phase and there’s so much room to really grow with the design of the development.
Q: Who do you love working with the most?
With a background in interior design, of course the architects are a great team to work with. They make the process really easy but super detailed. They’re truly the experts in the field and have such great insights that make you want to learn.

My favourite aspect is working with all the different experts involved over the project lifespan. I love making something happen so to see it go from paper to a physical project is pretty exciting, especially when you get to work with a lot of talented people along the way. Everyone has such a great amount of energy and I love the ability our team has of taking idea’s and bringing them to fruition and making them real.”
Q: Tell us a bit about yourself
Hey, I’m Adam! I’m the Construction Manager at Third.i and have been with the company for approximately four years now. I’ve been working in the building industry for over 21 years working with different types of builders. I started out as an apprentice through TAFE earning a few of my diplomas in carpentry and building, before working up through the ranks to becoming a building project manager. I moved into Third.i about three to four years ago, joining as the construction manager and I’ve loved every bit of it.
Q: What is your role?
I see the project delivery from start to finish and am involved at every step along the way. The acquisitions team will pass their content onto us where we develop the concept through to the DA stage for council approval and then over the design development stage where everything becomes more detailed. We then see it through to construction, ensuring everything in terms of safety and clearance checks have got the green tick of approval. Once a project meets its completion phase, we work through a range of different avenues including sales, marketing and legal as well as working through any defects with the owner before the keys get handed over to the buyers.
Q: What is your favourite aspect about your role?
My favourite aspect is working with all the different experts involved over the project lifespan. I love making something happen so to see it go from paper to a physical project is pretty exciting, especially when you get to work with a lot of talented people along the way. Everyone has such a great amount of energy and I love the ability our team has of taking idea’s and bringing them to fruition and making them real.
Q: What is your favourite project to work on?
Similar to Anna, definitely Balfour Place. I’ve been able to work on this project from the very beginning, conceptualizing the idea of the development right through to the upcoming sales launch weekend next month. We’re also gearing up for the commencement of construction in the coming months as well. I’ve just loved seeing the project go through its different stages and being there the whole way through.
Q: Who do you love working with the most?
The builders are absolutely incredible and we really couldn’t bring these projects to life without them. To execute a building, it takes a lot of hard energy, and our builders harness all the energy to make it happen and help us build these legacy projects that we’ll be proud of for years to come.
Q: Tell us a bit about yourself
Hi, I’m Anna! I’m the Assistant Development Manager at Third.i and have been with the company since August 2021. I’ve been in the property development space for more than three years, with a lot of my experience stemming from a career in interior design. I studied a degree in Interior Design at the University of New South Wales before completing a Master of Property Development at the University of Technology Sydney. Throughout my time at Third.i so far, I’ve been working across numerous residential and mixed-use projects and I can’t wait to see what the future has in store for myself with Third.i.
Q: What is your role?
Our role is essentially project delivery, we see the project through from the acquisition stage right through to residents moving in following construction. We work really closely with consultants and architects to help bring Third.i’s vision to life and oversee the whole development process through to completion. We’ll work with the acquisition team through to settlement of the site, the design team on the architecture and interior design of the project, through to construction and watching the first slab being poured to residents getting the keys to their brand-new home. At the moment I’m working really closely on Balfour Place in Lindfield, which is gearing up to launch next month and I’m thrilled to begin this next phase on the project and watch buyers see the magic we’ve created on such an important site.
Q: What is your favourite aspect about your role?
I love the versatility the role offers. I get to work with so many new people and explore so many new avenues, whether that be working with the construction teams on a project which is moving throughout that phase or the EOI phase where we get to work on the marketing campaigns, there’s just so much room for growth and new experiences. The team at Third.i makes the experience so enjoyable and rewarding and I couldn’t ask for a better team. I also love seeing the project come to life from the very beginning stage right through to the end of construction. When you spend so much time on a project, you can’t wait to see that all come to fruition.
Q: What is your favourite project to work on?
Definitely Balfour Place! Having joined the Third.i team in 2021, Balfour Place is one of the few projects I’ve been able to work on from start to finish and take ownership on moving from more junior roles. I get to work more autonomously on this project and really pour my heart and soul into the project. I worked on the project during its conceptualizing phase and there’s so much room to really grow with the design of the development.
Q: Who do you love working with the most?
With a background in interior design, of course the architects are a great team to work with. They make the process really easy but super detailed. They’re truly the experts in the field and have such great insights that make you want to learn.
Q: Tell us a bit about yourself
Hey, I’m Adam! I’m the Construction Manager at Third.i and have been with the company for approximately four years now. I’ve been working in the building industry for over 21 years working with different types of builders. I started out as an apprentice through TAFE earning a few of my diplomas in carpentry and building, before working up through the ranks to becoming a building project manager. I moved into Third.i about three to four years ago, joining as the construction manager and I’ve loved every bit of it.
Q: What is your role?
I see the project delivery from start to finish and am involved at every step along the way. The acquisitions team will pass their content onto us where we develop the concept through to the DA stage for council approval and then over the design development stage where everything becomes more detailed. We then see it through to construction, ensuring everything in terms of safety and clearance checks have got the green tick of approval. Once a project meets its completion phase, we work through a range of different avenues including sales, marketing and legal as well as working through any defects with the owner before the keys get handed over to the buyers.
