Welcome to our December edition of Talking Thirdi.i

Wow, what a year! 2022 has been one the biggest years yet for Third.i, and so we wanted to take the time to thank our team, consultants, clients, business partners, neighbours and local communities. Everything we have achieved this year would not have been possible without your commitment and support, and we can’t wait to see what 2023 will bring!

In our final edition of Talking Third.i for 2022, we provide a round-up of all the team has achieved this year, along with updates for each of our projects. We’re also excited to share our Acknowledgement of Country at the end of the newsletter, and our Christmas message from everyone at Third.i!

Our 2022 wrap

400+ apartments sold

A huge thank you to our sales agents, including our internal team, CBRE, Savills, The Edge, and One Global Property Services, without you our outstanding results this year would not have been possible.

10 construction milestones

We have achieved 10 construction milestones across our projects globally this year thanks to the tireless work of our Design & Development teams and builders. We love nothing more than bringing our projects to life and can’t wait to deliver these incredible buildings.

24 events

At Third.i, we love celebrating milestones and we are ecstatic to have hosted over 2,500 people across 24 events throughout Australia, Asia and the UK this year alone.

7 sites acquired

With one eye always on what the future holds, we’re excited to have acquired 7 sites this year bringing our pipeline to over AU $4 billion. Fantastic work by our Australian and UK acquisitions teams!

10 Development applications submitted

We’re continuing to make progress on both existing and new projects, with 10 DAs and modifications submitted this year. To date we’ve had approval on 7 and expect the remainder to come through in the New Year. The legacy projects we deliver would not be possible without our team of architects, design managers and project and development managers! 

7 new team members

We had 7 new people join our growing Third.i team this year! Each bringing their own innovative brilliance to the team, we look forward to growing our team further next year!

12 new Insitu Housing participants

We’re over the moon to have placed 12 customers in our SDA apartments through iNSiTU Housing. A huge thank you to the iNSiTU Housing team, Aruma and Summer Foundation for all your support this year.

1 new ESG strategy

This year, the Third.i team has been working with our ESG Consultant, Vanessa Watson, to develop and implement a new ESG strategy. This has included a target for operations and projects to be carbon neutral by 2025, embarking upon our Reflect Reconcilation Action Plan, and partnering with Backtrack Youth Works to support young people in regional areas to get their life 'back on track'.

THIRD.I DIVISION & PROJECT UPDATES

RESIDENTIAL

We’re excited to announce that the site at Balfour Place has settled and that we have taken possession of the site from Coles and appointed Conquest to undertake all construction works. Construction certificate approval has been obtained for demolition works, which commenced mid-November and will take place for a period of approximately 6 weeks. Following the demolition of the existing Coles building on site, ground works will commence into the new year which includes excavation, piling and shoring activities. Construction is currently estimated to be completed by the last quarter of 2024.

Since topping out the structure at Kurraba Residences, the façade and interior fit out works have progressed at a rapid rate. Window installation is complete across all buildings making the building watertight and installation of the iconic red brick façade has commenced. With large areas of the brick installation now complete on the upper levels, these sections of scaffolding can now be dismantled and will continue to come down as the façade works progress. Internally, the wall and ceiling sheeting is nearing completion for the whole building, joinery installation has commenced and floor tiling to the apartments has commenced on the lower levels. With approximately five months until completion, façade works will continue to progress on the mid to lower levels of the building simultaneously with the remaining interior fit out works. The final site activity includes external landscaping works for the common areas. Construction is currently forecast to be completed by the second quarter of 2023.

We’re thrilled to have officially begun construction on Dairy Farmers Towers, with our ground breaking ceremony taking place last week! Works with Heritage NSW and the archaeologist are progressing on site, six inspection pits have been opened through the site hardstand and preliminary digs have commenced. The demolition contractor has stripped the internal linings and most window suites have been removed. Demolition continued throughout November and is due to be completed before Christmas 2022. Full-scale construction is currently due to commence in the second quarter of 2023 with works expected to wrap up at the end of 2024.

Sable at the Jetty has certainly made its splash on the real estate market, with a limited number of apartments for our debut Coffs Harbour project remaining. We’re currently nearly 90% sold and expect to sell out over the coming months. Our DA approval has been received with our team of consultants working towards obtaining a Construction Certificate. Geotechnical Engineers have finished on site with further site investigation, hoarding is installed and demolition and clearance of vegetation will occur before Christmas. Site mobilisation is due to occur in March 2023 with construction works expected to wrap in the second quarter of 2024.

We have hit the ground running with Graphite Square! We have secured over 53 sales to date with over 50% of the scheme now sold! Just 44 apartments remain with 2 years of construction to go until we expect full completion. This year, we launched Graphite Square officially in Singapore in February, Shenzhen in May, Beijing and Shanghai in July and we most recently launched in Hong Kong November. We also hosted the ground-breaking on site in July with our investors and the wider Third.i team, which was fantastic for us all to come together and celebrate a true legacy project. Graphite Square is progressing well, with the development now coming out of the ground and on schedule.

Our York Road project is officially sold out and fully completed, with residents now moving into the development. Over the last few months, our team has been working hard to complete the final touches in the commercial spaces, with 55 private apartments, 38 shared ownership apartments and a small part of the ground floor already complete.

COMMERCIAL

Halcon has agreed on terms to lease all of our 80,000 sqft (7,432 sqm) of commercial space and we will be working with them on their serviced office offering over the coming months. Construction is moving forward, with the piling completed and the basement now being dug out. We are currently on schedule and are aiming to have our first commercial tenants moving in by the end of 2024.

We’re excited to be advancing our plans at Warada on Walker, with everything on track to progress the site next year. Since the last edition of Talking Third.i, we have some new renders of the Walker Street development to share with you and we look forward to further updates in the New Year.

THIRDAGE

Since the last edition of Talking Third.i, we have been working closely with the project consultants to progress construction documentation and prepare for site mobilisation. This process has progressed well and early works will commence on site early next year in order to avoid disruption to the club and their members while we await the delivery of materials. Despite this minor delay to commencement, we have worked on the construction programme and are still on track to complete the Merewether Residences in Q4 2024.

SDA Housing

Works have officially commenced on our latest project bringing SDA to the West End - Dairy Farmers Towers! Demolition works took place in October this year, with our groundbreaking ceremony on the 8th of December. We had our monthly lunch with participants in late November, with over 14 people attending! Our next lunch will be to celebrate Christmas in late December.

The building at our North Gosford site is finished internally, with the final elements being added. The driveway has been poured and our construction teams have completed the landscaping works. The final stages remaining are securing the Occupation Certificate and the handover from the builder. In mid-November, we hosted our open home to showcase our first ever four-bedroom SDA home in collaboration with Aruma Services, with over 25 people visiting to view the home.

Our design team has worked through the concept design of West High St, Coffs Harbour and met with Coffs Harbour City Council for the pre-DA meeting. We have engaged consultants to progress the design with the goal of submitting the development application by the end of November 2022. Once approved, we anticipate construction to commence early next year with construction slotted to take place for just over a year, finishing works in Q2 2024.

We’re working towards our development application submission at Port Macquarie. We’ve received the concept design from the architect and approved the design for progression to DA lodgement.

The building slab at our Taree project has been formed and poured. Currently we are putting up the building framing, with the framing for the roof trusses to follow and roof sheeting after that. Construction is well underway and we anticipate for construction to wrap in the Q2 of next year, we’re on the home stretch!

Our DA application for our Nowra SDA project with iNSiTU Housing was lodged in late October and is currently pending Council feedback, which we hope to receive by the end of the year. We expect to have approval on the current project proposal by the end of Q1 2023, with design and renders taking place shortly thereafter. With our current schedule pending council approval, we expect construction to complete by Q2-Q3 2024.

Introducing our Acknowledgement of Country

This year, we embarked on a journey of learning and discovery through our Reconciliation Action Plan. As part of this journey, each member of our Australian team has reflected upon what Country means to them, and has contributed to an Acknowledgement of Country which is meaningful to our company.

Third.i Group acknowledges the oldest continuous living culture on earth, and the rich history of Aboriginal and Torres Strait Islander people that has laid the foundations of, and continues to inspire our lives and work today. We honour our roles, responsibilities, obligations and connections to Country and to each other. We pay our respects to the Elders, their ancestors and descendants.

To pay our respects to the traditional owners and what they have endured, as well as a celebration of their ongoing strength, Third.i Group is committed to supporting Aboriginal culture through meaningful partnerships to deepen our understanding and awareness of indigenous history and experiences, walking and working together toward a better future.

Aboriginal and Torres Strait Islander people have lived and died for millennia on this land and we aim to walk beside them, intertwining our histories, sharing experiences and culture; and grow with each other as a shared mob.
