Welcome to our April edition of Talking Thirdi.i

Welcome to our first edition of Talking Third.i for 2023! We hope you have had a wonderful start to the year and can’t wait to update you on all the exciting things the Third.i team has been working hard on over the last quarter.

We’ve celebrated a number of wonderful milestones across our Australian projects, with three ground breaking ceremonies in the past six months and another three record-breaking sales! We couldn’t be prouder of our team, and are looking forward to seeing what the rest of the year brings.

Our UK team has also been busy, with our new UK office opening in Vauxhall. Our Graphite Square marketing suite has also opened alongside the office, providing buyers the opportunity to take part in interactive virtual tours, explore key development materials.

This edition of Talking Third.i is jam-packed with updates from all our projects, alongside interviews with key members of our UK team and two of our consultants in the UK and more!

Featured News

We’re thrilled to have secured the last two Crows Nest Over Station sites in Sydney’s Lower North Shore with our Joint Venture Partner Property Phoenix Investors.

The Crows Nest Over Station Precinct is situated over the new Crows Nest Metro Station – due to be operational by 2024.

With plans to have health and wellness at the forefront of design, the first site will deliver an innovative commercial and retail development.

The first site, referred to as Lot A, will deliver an innovative commercial and retail development above the new Crows Nest Station, with plans to have health and wellness at the forefront of design.

The second site, Lot B, will deliver a mixed-use site consisting of ground floor retail with a residential offering, helping Crows Nest secure its place as one of the best areas to live, work and play on Sydney’s Lower North Shore.

An established network of retail operators, and a number of world class businesses have expressed interest in pre-committing to space at the Crows Nest over station development, demonstrating the demand and need for this type of development in Sydney’s Lower North Shore.

We’re excited to be moving forward with a new division that focuses on affordable housing in large community lots, that will provide better access to public transport and lifestyle opportunities.

With over 3000+ already in development in Northern Sydney, we have plans to expand into the Central Coast, Lake Macquarie, Newcastle and Hunter Region to provide opportunities to as many as possible.

Our brand-new office in the UK has opened in Vauxhall, strategically located between Lambeth Bridge and Vauxhall Station. Keep an eye out for official opening event as summer starts to warm up!

Also home to the Graphite Square marketing suite opening in May, buyers will have the opportunity to take part in interactive virtual tours, explore key development materials, including a sample kitchen, to see first-hand the high-quality finish of their new homes.

THIRD.I DIVISION & PROJECT UPDATES

RESIDENTIAL

Demolition works of the Coles building is complete and waste has been removed from site. Foundation works have also finalised along the western boundary and the first foundational beams have been poured. We marked this momentous occasion with a ground-breaking ceremony on the 20th of March where we celebrated the milestone with all our project partners including our joint venture partner, Phoenix Property Investors, Coles, and our builder, Conquest. Construction is continuing full steam ahead, with excavation to follow the completion of foundation works around the remaining site boundaries. It is expected construction at Balfour Place will complete in Q1 2025.

Since the last update for Kurraba Residences, there’s been a great deal of progress. Scaffolding has dropped across the site to reveal the beautiful red brick to the street. All apartments are also now fully sheeted and have received the first coat of paint. Tiling is complete and a majority of the stone benchtops have been installed. Internal fit out works will progress through the final stages of construction as we work towards completion of the project. External façade works and landscaping are ongoing, and rock cutting works are scheduled to commence shortly for the pedestrian entry ramp connecting to Kurraba Road. The crane is scheduled to be dismantled in late April 2023. We anticipate construction will be complete in the coming months. With the beautiful red brick exterior now complete, our Kurraba Residences is already becoming a gorgeous view from those looking in from the Sydney Harbour.

In early March we held our Newcastle Market Update at Dairy Farmers Towers in partnership with Coposit and Bendigo Bank. We heard from a number of experts about the current state of the market, and also announced a limited number of apartments available to purchase at Dairy Farmers Towers with a $10,000 deposit through Coposit. With only a few remaining, make sure you get in quick so you don’t miss out! On the construction front, early works already underway including demolition of the site and Aboriginal Heritage Impact Permit works to check for artefacts and potential heritage sites. We’ll shortly announce the contractor for construction works, due to commence in May this year, with ground foundation works and construction of temporary support structures due for completion in Q2 of 2025.

Early works have started at our Sable at the Jetty project in Coffs Harbour with demolition now complete and in-ground structural work due to commence shortly. The next stage of construction will be announcing the contractor ready to start works in May this year. We are also ready to appoint a head contractor and start early electrical works on the project with construction due to be completed in Q2 of 2025. On March 2nd we celebrated construction commencement on the project with a ground-breaking ceremony. Luke Berry joined aboriginal elder Troy Robinson on a Welcome to Country. For the first time ever, we invited purchasers to attend and join us for post-ceremony celebrations at The Supply Speciality Coffee and Bar. We’re also thrilled to announce that Sable at the Jetty holds the record for highest selling penthouse price in the Coffs Harbour area!

We’re delighted to announce Graphite Square is now over 60% sold out, securing over £49.4 million in sales so far with the price per square foot totalling £1,181 in the current market. Development of Graphite Square is progressing well, we’re now up to level 9 in building C and anticipate construction to wrap up in Q4, 2024. Excitedly, we’ve opened our marketing suite for the project, located in our new Third.i UK office, a short distance down the road from Graphite Square. COMMERCIAL

In December, we announced Halcon has agreed on terms to lease all of our 80,000 sqft (7,432 sqm) of commercial space and we’re pleased to share that all available spaces are now completely pre-let to Halcon. We are currently on schedule and are aiming to have our first commercial tenants moving in by the end of 2024 upon completion of construction.

We’re pleased to welcome a new tenant to Precinct 21 in Townsville, fashion retailer Hazel Mai. Hazel Mai joins The Beet Bar at our market-leading retail and commercial precinct, offering tenants and the wider community access to some of Townsville’s top retailers and food and beverage operators.

THIRDAGE

We have a number of building partners tendering on the project, however we need to ensure that Third.i and The Merewether Residences won't be caught up with any 'Contractor Contagion Impacts'. Contractor Contagion Impacts (CCI's) occurs when one or multiple sub-contractors working on a project are affected by other projects that have not performed sufficient due-diligence and become affected by market conditions. As such, we have made the conscious decision to slow down our early works programme, allowing us to increase our documented plans and give our short-listed builders the opportunity provide more accurate, less inflated pricing as well as giving Third.i the chance to perform forensic auditing into each proposed-builder and their preferred subcontractors along with reviewing each builder and subcontractors risk mitigation strategies. We believe this additional layer of security is essential in the current climate and whilst the process may take an additional few months, to ensure the viability and successful delivery of the project, we believe it is the most ethical way forward to ensure all stakeholders are protected.

SDA Housing

Our Newcastle SDA apartments at Stella and Eaton are now 100% leased! A huge thank you to our amazing residents for calling our apartments home and for being a part of our community. We’ve hosted two tenant engagement events this year, including build your own burger at the West End Café and a St Patrick’s Day event at the Wickham Boat Shed. Since our last update, we’ve excitingly received our Occupation Certificate and SDA registration at our North Gosford project. With construction now officially complete, some minor post construction works will take place on site before with tenants begin to move in.

We recently hosted an information session for our Coffs Harbour project targeted towards NDIS participants and their families, Support Coordinators and Occupational Therapists to learn about iNSiTU, SDA on-demand housing and our process. We had a number of people attend, travelling from all over the state to join us and our waitlist is already starting to fill up. The development application for our project in Port Macquarie is currently with the Council. Once approval has been granted, we will begin the construction and tender process. It is currently expected construction will wrap up in Q4 2025.

Works are well underway at Taree, with the roof sheeting now complete and the fit-out underway. We expect the insulation, plasterboard and kitchen joinery to all be installed by mid-May, with construction wrapping up by mid-July ready for tenants to move in! We’re expecting council approval for our Nowra project with iNSiTU Housing in the coming months following our lodgement in October last year. The next stage of the project is Construction Documentation, at which time we’ll be looking to secure a builder. We are hoping to commence in May/June 2023 with construction likely to complete in March 2024.

Q: Since we last caught up, what has the Third.i UK team been up to? 

Our strategy continues to be to emulate the Australian business and deliver incredible projects in the UK. We’ve just opened our office here in London, which is also the brand new Graphite Square marketing suite, and our team is continuing to grow as we bring on board like-minded team members that match our Australian offices. We’re also always on the lookout to increase our number of projects on the books to enable us to grow in a way that’s sustainable and in line with our vision of what Third.i stands for both in Australia and in the UK.

Q. What has your role encompassed over the past 6 months? 

As the business has grown and evolved, as has my role to allow for the growth that we’re seeing here in the UK. Now that we have more projects in our pipeline and more team members coming on board, my role will encompass being more involved and delegating tasks while working on the business and its growth trajectory.

Q. What projects have you been working on?  

Over the past few months, I’ve been working closely on the remaining compliance items as part of the final end stage of our York Rd project, which we estimate is about 3 to 4 months away from full completion. Graphite Square is also now half-way through its build, so we’ve been looking at some different planning options for this project and we’ve also been looking into adapting an efficient commercial strategy. We’re incredibly excited about expanding our portfolio here in the UK, so we’ve got some proposals and potential opportunities in the works over the coming months. By the end of the year, we expect to have at least two more projects on the books.

Q. What has been your favourite Third.i moment so far this year?

My favourite Third.i moment has definitely been our Third.i conference over the UK summer; it really hit home in cementing Third.i as a global business. It felt like we not only expanded over to the UK, but that we were really growing our business and I think the conference solidified this and that the journey is only just starting.

Q. What is your favourite aspect about Third.i’s London portfolio? E.g. design, teams behind each project etc

Third.i’s fundamentals have stemmed from the personalities of the original founders and what we’ve done is tried to emulate that into the UK and people are finding this really refreshing. We don’t want to forget where we’ve come from and who started this incredible journey, so my favourite aspect is that we’ve really established ourselves and implemented our core values into the UK market.

Q. Anything exciting coming up you can tell us?

We’ve got some more potential opportunities in the UK to expand our portfolio, making a wonderful addition to the London skyline which I believe will be quite iconic and is very exciting. I can’t wait to announce this one in a couple of month’s time, so make sure you keep an eye out!

Q. What are you most looking forward to in 2023 with Third.i? 

Implementing new projects into our portfolio and really taking Third.i to the next level once we’ve passed the acquisition and planning stage.

Q: Tell us a bit about yourself

I wasn’t sure what I wanted to do when I left school and ended up completing a degree in music, but eventually found a role in a real estate agents office in London. In the late 90’s, I then switched out from residential and properties to planning and development and started working as a land agent. This consisted of finding development sites for property developers, introducing building contractors and liaising with affordable housing solutions. In 2017 I met Gareth, the Director of Development here in the UK, and we started discussing potential sites for Third.i in London, and subsequently found and acquired York Rd and onto Graphite Square.

Q: What is your role?

Given my background in land and development, my role has very much been on the acquisitions side and finding sites for sale that would be of interest to the Third.i portfolio. I then work on the appraisals of these sites alongside the sales value to see whether these are viable options for the company to consider.

Q: What is your favourite aspect about your role?

I love looking at different properties in different locations. I love the fact that I’m always out meeting new people, whether that be agents, land owners, lawyers or bankers. Everybody has a different story to tell. It’s the  variety of the work, location and people that makes this role an exciting one to be in.

Q: What is your favourite aspect about Third.i’s London portfolio?

The biggest aspect for me has been our work in and around Vauxhall, where we have just opened our new office right around the corner from the Graphite Square site. It’s a wonderful part of London to be in, only 15 minutes from the heart of the West End. It’s a great location and we’re also really seeing this in our sales activity at Graphite Square, the interest has been great and it’s an amazing thing to be a part of.

Q: What is your favourite Third.i moment so far?

Definitely exchanging contracts on Graphite Square! This was a complete game-changer and set us on our road in growing our UK base. It was an incredibly exciting deal to be a part of, I can’t believe construction has already hit the half-way mark! It’s really opened the doors for us to expand our office as well.

Q: Who do you love working with the most? 

Due to the nature of my role, I spend a lot of time with Gareth and Ron to see which sites and projects are viable to expand our portfolio, but the sales and marketing teams are fantastic. The energy they bring for the product in the lead up to the launch is phenomenal and it’s great to see. It also gives us massive confidence when acquiring a new site that we’ll have sales support behind us to achieve a great end result.

Q: What are you looking forward to in the next 6-12 months with Third.i?

The next big milestone for us is imminent over the coming months. We’re in the planning stage for this but will be incredibly exciting for us in expanding Third.i’s London portfolio.

Q: Tell us a bit about yourself

When I left school, I went straight into work for a building contractor for about 12 years working in Central London. I then moved over into the client side working with project developers for a number of years on commercial and residential developments. About two years ago, my business partner and I launched Trigon to help project managers with potential challenges, objectives and outcomes with delivering large-scale projects on a bespoke basis.

Q: What is your role?

My role is split between delivery focus, which includes working with clients with the support of our development project managers, and ensuring we’re always updated on the market from a regulatory perspective. This includes inputting changing legislation into our operations and ensuring all our clients are implementing this as well.

Q: What was the role with Third.i and what was the vision behind Third.i’s project brief?

We love working with Third.i as they know exactly what their product is so we can then work with them to understand what the end goal is. This allows us to then find the most efficient and effective ways to offer support behind the project from electrical plans for the building to which contractors we should employ in the planning stages. Third.i is very clear and defined on what that end product needs to be, allowing for our strategies to provide the best cut-through approach to deliver the project.

Q: What is your favourite aspect of the project/s?

For me it’s the scope of the project, it’s a blank piece of paper that is formulated to provide a pathway to the end goal and every project is different. It’s a diverse role and Third.i’s London portfolio has been great to work on.

Q: What is your favourite aspect about your role?

I really like staying ahead of the changes coming in the industry and being able to forecast this within our operations. We can then inform our clients and ensure they have the most up to date information so we can really deliver the best project that we can with our best foot forward. It helps us stay ahead of the game so we can counteract challenges as they arise and be more proactive in watching the projects come to fruition.

Q: What are you looking forward to seeing with Graphite Square and working with Third.i?

We’re really looking forward to seeing the first tenants and residents moving into Graphite Square. Over the past few years, there’s been a significant change in the development industry that we’ve had to adapt to in the London market so seeing that first person move into this legacy project Third.i has built will be an amazing moment for all.

Q: Tell us a bit about yourself

I wrote my final dissertation at university on short-term rentals across London and when I completed my degree, I found myself wanting to get into the world of property so I starting work with a relocation agent where I worked on services including short-term accommodation for several banks across the city. I spent 8 years working on essentially global mobility, following which I worked for an apartment service business for another 7 to 8 years. I then moved over to the client side of the industry working with Bmor, which is where I am now and have been with the team for around 10 years using my skill set of sourcing deals through a global network as the Sales Director.

Q: What is your role?

I’m the Sales Director at Bmor, and in my role no two days are the same. I work with the team to acquire sites and organise funding for these projects in the residential sector and packaging up an entity.

Q: What was the role with Third.i and what was the vision behind Third.i’s project brief?

Third.i came to the UK off the back of its incredible Australian success, and engaged Bmor to assist with the London portfolio. The property landscape in Australia is vastly different to the UK, so we help the team navigate the London market. We’ve worked together to acquire sites and help to understand the sites to deliver projects, and off the back of this, we’ve been able to help deliver York Road and Graphite Square.

Q: What is your favourite aspect of Third.i’s London portfolio?

I love the Third.i team! They’re bold and courageous and in my role as a consultant on Third.i’s London portfolio, I’m really involved through each process. I do love the design phase and watching the project change as it goes through the building process to come to fruition. It’s really rewarding.

Q: What is your favourite aspect about your role?

The people! I’ve worked in property for over 20 years and have a large contact base, and we’ve really all watched each other grow up together, becoming more senior in organisations or becoming consultants. One of the biggest aspects of my role is communication and it’s vital to have these contacts in place to celebrate the successes but to also combat the issues that arise with any project. Connecting with various people is definitely the aspect I enjoy the most in property.

Q: What are you looking forward to seeing with Graphite Square and working with Third.i?

Graphite Square is truly a unique project and we’re all looking forward to the day it completes, and buyers are able to move in and turn the lights on. They’ve been on this journey with us since purchasing their slice of Vauxhall and it will be a very exciting day when the keys are handed over. Q: What are you looking forward to seeing with Graphite Square and working with Third.i?

We’re really looking forward to seeing the first tenants and residents moving into Graphite Square. Over the past few years, there’s been a significant change in the development industry that we’ve had to adapt to in the London market so seeing that first person move into this legacy project Third.i has built will be an amazing moment for all.

Q: Tell us a bit about yourself

I wrote my final dissertation at university on short-term rentals across London and when I completed my degree, I found myself wanting to get into the world of property so I starting work with a relocation agent where I worked on services including short-term accommodation for several banks across the city. I spent 8 years working on essentially global mobility, following which I worked for an apartment service business for another 7 to 8 years. I then moved over to the client side of the industry working with Bmor, which is where I am now and have been with the team for around 10 years using my skill set of sourcing deals through a global network as the Sales Director.

Q: What is your role?

I’m the Sales Director at Bmor, and in my role no two days are the same. I work with the team to acquire sites and organise funding for these projects in the residential sector and packaging up an entity.

Q: What was the role with Third.i and what was the vision behind Third.i’s project brief?

Third.i came to the UK off the back of its incredible Australian success, and engaged Bmor to assist with the London portfolio. The property landscape in Australia is vastly different to the UK, so we help the team navigate the London market. We’ve worked together to acquire sites and help to understand the sites to deliver projects, and off the back of this, we’ve been able to help deliver York Road and Graphite Square.

Q: What is your favourite aspect of Third.i’s London portfolio?

I love the Third.i team! They’re bold and courageous and in my role as a consultant on Third.i’s London portfolio, I’m really involved through each process. I do love the design phase and watching the project change as it goes through the building process to come to fruition. It’s really rewarding.

Q: What is your favourite aspect about your role?

The people! I’ve worked in property for over 20 years and have a large contact base, and we’ve really all watched each other grow up together, becoming more senior in organisations or becoming consultants. One of the biggest aspects of my role is communication and it’s vital to have these contacts in place to celebrate the successes but to also combat the issues that arise with any project. Connecting with various people is definitely the aspect I enjoy the most in property.

Q: What are you looking forward to seeing with Graphite Square and working with Third.i?

Graphite Square is truly a unique project and we’re all looking forward to the day it completes, and buyers are able to move in and turn the lights on. They’ve been on this journey with us since purchasing their slice of Vauxhall and it will be a very exciting day when the keys are handed over. We’re taking our learnings and our skill set over to their next project, which we’ll implement to make the next development even more successful and to join the legacy that is York Road and Graphite Square.
