WELCOME TO 2022

Welcome to the latest edition of Talking Third.i! What an incredible start to the year as we surpass the halfway mark of 2022. It’s been extraordinary and I couldn’t be prouder of our entire team for all they have accomplished. 

Over the last six months, we’ve seen everything from project launches to project sell-outs as well as lucrative builder announcements and DA approvals. 

As one of Australia’s leading property development firms, we continue to strive for excellence across the business and our work with brand projects are no exception. We’re proud to continue creating new legacy projects that will be acknowledged for generations to come. 

Throughout this newsletter you’ll find all the latest and greatest Third.i news across our project pipeline, interviews with our amazing stable of brand partners and staff members, some of our recent media exposure and a glimpse into what’s to come over the next few months. 

We’ve well and truly hit the ground running this year and we’re not done yet! We’ve got more announcements and updates in the works and you don’t want to miss these. Stay tuned as we can’t wait to start this next chapter in our 2022 yearbook with you all. Happy reading!

Featured News

Alongside our acquisition partners Toohey Miller, we’re ecstatic to announce boutique tier-one construction company Roberts Co has been appointed to construct the $650 million Warada on Walker project in North Sydney, one of Sydney’s largest commercial precincts. We received the DA approval from council earlier this year to bring our Waratah-inspired project to fruition, with construction slated to begin by the end of this year and estimated completion in 2025. With a workbook of over $1.5 billion in projects across Sydney & Melbourne, the 100 per cent Australian-owned Roberts Co will deliver the project and provide jobs for over 140 employees at a critical time during Australia’s economic post Covid-19 pandemic.

We’ve been continuing our expansion into the UK market with a further expansion with the $200 million (£185 million) Graphite Square, which has been crowned the fastest selling project in Zone 1 in London with construction officially kicking off in October last year and piling already complete. The Third.i team held an incredible ground-breaking ceremony last month, which will see our second major development site in the heart of London, located on Vauxhall Walk, come to fruition. The project has already notched up over $64 million in sales (£43 million) in just a mere few months since launching to the UK market in November 2021 and has been swarmed by a flurry of interest from local and international buyers across London, the greater UK and Asia.

We’re thrilled to have received the official go ahead from the City of Newcastle for our iconic Dairy Farmers Towers project last month! Following the public launch to market a mere few months ago, the project will deliver 184 one, two and three-bedroom apartments across two towers.  Below will be five floors of commercial and retail space spanning over 1600sqm. As one of the largest providers of SDA apartments across the eastern seaboard, we have integrated eight specialist apartments into Dairy Farmers Tower. Following the green light from council for our DA approval, we will commence construction in the third quarter of this year with expected completion in the fourth quarter of 2024.

THIRD.I DIVISION & PROJECT UPDATES

RESIDENTIAL

With a break of good weather, the structure has progressed significantly at Kurraba Residences and we are up to pouring the roof on our most progressed building. The topping out of the final building is programmed for early August. Concurrently, façade installation and services rough in has commenced on the lower levels. The next and final stages of construction include the interior fit out to the whole building and landscaping. We anticipate construction for the project will wrap up in Q2 2023.

Following our incredible project sell-out with Balfour Place, we have progressed the design since the original DA was approved and are currently in the design development phase. Council is in full support of our modification application to the original DA approval. We are on track to commence construction later this year, with our teams set to be on site this quarter. We anticipate construction will wrap up in Q3 2024.

The official DA has been received from the City of Newcastle council and the detailed design has progressed towards the Construction Certificate as part of the detailed design phase. Third.i will be compiling a Modification to the DA to capture small amendments made to date. We are on track to commence construction early next year with the build expected to be completed in under 2 years by Q4, 2024.

Our project management team has been working closely with the Coffs Harbour City Council to gain DA approval. We expect that the council will plan to approve the DA in the coming weeks following small amendments to the application. Early site works including demolition, site preparation and material handling are expected to be carried out in January 2023 with construction to commence fully in Q1, 2023. We anticipate the build will wrap up construction in Q1, 2024.

Caillon Place is in the Construction Documentation phase. We are coordinating documentation with consultants and we expect to have 90% completion across all disciplines in the next few weeks. We are waiting on the sign off of the FEBQ from NSW Fire and Rescue before we can get a Construction Certificate and commence works on site. We are hoping this will be done in the next 4 weeks subject to the NSW Fire and Rescue. We hope to commence construction shortly after and with a 12-18 month build time, this lands us with a late-early 2023-24 completion date.

We started construction on site in October 2021 and we are well underway with works. The site has been cleared and we have completed all our ground works and site surveys. Piling was then able to be started in February this year. We have now completed our piling and started to create space for the basements. The site is taking shape and is on schedule, which is so exciting for us to see we can’t wait to see Graphite Square come out the hole before the end of the year. We have full planning and are now over 50% sold as well. We are still on track to complete by Q4 2024, hoping for mild winters and good weather to keep us hitting our completion target of Q4 2024.

We are well and truly at the last stages of completion on our maiden project in the UK. We hand over the first sets of keys on the 29th of July, which is very exciting for the team. We have the commercial space to complete and higher floors are having the final touches done to them. We will be aiming to be fully completed before the end of the year with 55 private apartments, 38 shared ownership apartments and a small part of the ground floor as commercial space. We anticipate we will be off site and completed before the end of the year.

COMMERCIAL

Following our DA approval in April this year, further development to the design has progressed and we are currently in the design development phase. We hit the first milestone of design development documentation, with the second milestone expected in mid-July. The boutique, Australian-owned Roberts Co has been appointed as the builder for the project and has officially sent WOW to market for tender. We are expecting to commence construction in Q4 this year with completion expected in Q4 2025.

Our iconic second UK project, Graphite Square, has quickly become the fastest-selling project in the UK, notching up more than $64 million in sales in just a mere few months. The mixed-use project will see over 7.400sqm of co-working space come to life spanning across four floors with two public spaces that link separated streets. Construction began in October 2021 and is expected to be completed by Q4, 2024.

We’re excited to announce Beat Bar is in full operation, serving some of the best food and beverages in Townsville. We will also be breaking Precinct 21 up into smaller tenancies, with collaborative and flex spaces available, so watch this space for more to come!

THIRDAGE

Over the past 7 months we’ve hosted several events and secured $30 mil in pre-sale. Our consultants submitted 75% of the construction documentation in June and are currently working towards gaining 100% documentation by the end of September. From there, the demolition of the existing club house and car park is scheduled to start in October with the establishment of temporary parking, pro-shop and site display to occur by the end of Q4. With lots of apartments still available and demolition of the display in September, make sure to book in your appointment before it goes!

SDA Housing

The WestEnd Precinct, where style and sophistication meets urban city edge. Bringing you the best of apartment living. Construction at our Gosford project is well underway. The plasterboard has been installed and is ready for painting. The flooring and tile selections as well as the kitchen joinery selections have been made and will be installed within the next month. The builder has anticipated completion for August to October 2022 with current material delays.

For our Port Macquarie project, we are in the concept design stage. A surveyor has been selected to survey in the next few weeks to assist us with the set out and planning. Once we have completed concept design, we’ll pass on for internal and client approval before commencing to DA documentation. We’re expecting to be able to lodge our DA application in the coming months.

Port Macquarie

For our Taree project, demolition was completed over the last few weeks. The site is being cleared and the builder is scheduled to start in the next couple of weeks. Once the site is clear, the builder will start with the building set out and excavation of footings and piers. We anticipate a seven month build with an expected completion date in February or March next year.

We’ve progressed to the DA documentation stage with our Nowra project in collaboration with Insitu. The concept design is locked in and we are working towards a DA lodgement. We are working with consultants to complete the DA submission package. Once lodged with Council, we’re hoping for our approval in early - mid 2023. Building will commence shortly after and we expect completion at the end of next year.

Q: Tell us a bit about yourself

I’m Tessa Rorke, an Assistant Development Manager at Third.i. I’ve always been into interior architecture and real estate and had my own business for a little while. I then transitioned into development and had previously worked with Mirvac. I’ve been working in property for well over a decade, starting in real estate before heading into commercial feasibility studies and project fitouts. I’ve always been around the development space and bring a new wealth of knowledge to the Third.i team. 

Q: What is your role?

I work on Warada on Walker and the essence of my role is to deliver this project within budget and within the right scope of time. I manage consultants, stakeholders, building relationships and making sure every detail is addressed on a day to day basis. Essentially just making sure we stay on track and everything is delivered on time. 

Q: What is your favourite aspect about your role?

I think it’s the people I get to work with and that we’re designing this absolutely beautiful structure that in three years time will encompass the Sydney skyline. We’re working towards this vision and concept and making it come to life. That’s what’s really exciting. 

Q: What is your favourite Third.i moment so far?

The opportunity to speak and form a panellist discussion for the Urban Development Institute of Australia and also being put onto such a monumental, legacy project have been amazing moments so far. 

Q: What is your favourite project?

Warada on Walker! My favourite thing about the project is the overall design, it’s quite different and unique to Sydney. I don’t think anyone has seen anything like this before within the area. It incorporates that rooftop area that sits on top of the project and overlooks the Sydney Harbour, which will look absolutely stunning when it’s finished.

Q: Who do you love working with the most? 

I love working with everyone that brings the project together. We’re all working towards bringing this project to life in one way or another and we all share the same vision. 

Q: What are you looking forward to in 2022 with Third.i?

I’m keen to finalise the development stage for Warada on Walker and see construction phase start, it’ll be awesome to be in the midst of this for such a great project.

Q: Tell us a bit about yourself

I’m Jordan Eastwood, the Chief Finance Officer at Third.i. I started my career with EY and completed my Bachelor of Business and Economics with the University of Technology in Sydney. I then moved onto a Graduate Diploma of Chartered Accounting and have my Master’s Degree with UNSW. I worked with private client services and Third.i was actually a client with EY so I developed a relationship with them. It became a natural relationship and when there was an opportunity to move into the Third.i team when they began moving into the UK, I came on board and haven’t looked back. 

Q: What is your role?

I manage a small finance team to help us meet efficiencies and processes. I also largely engage Third.i’s active business strategies, our financial plans, our annual budgets and all accounting, tax and risk management. I also work closely with projects to manage tax, risks and ensure we can finance them. 

Q: What is your favourite aspect about your role?

The team culture! Third.i is just an excellent team to work with. I like to think that ‘individually we’re great but as a team we’re amazing’. 

Q: What is your favourite Third.i moment so far?

Definitely the project launches. Having come from the commercial side of things into a development background, seeing projects launch and greeting prospective buyers and clients at these launch events was incredible. Just seeing how the team has come together to produce such incredible results is an amazing feeling. 

Q: What is your favourite project?

“We had previously worked with one of Third.i’s partners, Generate, on our first project around the corner from Warada on Walker. The project manager had showed us the project and it was just the most amazing, well thought out piece of architecture. We have an incredibly talented team who like to work on complex, beautiful projects and so that was what really attracted us to the project. When we first met Third.i, they were just the most down to earth people and we only establish relationships with projects that align with our values. I saw from the first meeting with Third.i that they embodied all of this.”

Q: Tell us a bit about yourself

I’m Alison Mirams and I’m the CEO at Roberts Co. I studied a Bachelor of Building and Construction Economics and have a Diploma in Urban Estate Management. I have always worked in the construction industry and started out as a quantity surveyor before moving into a regional director role with Multiplex. About five years ago I started with Roberts Co, I was employee number one. I was handed a sheet of paper that said to build the best construction company we could and here we are today! 

Q: What is your role?

My role is very focused on clients, delivering the work and making sure we deliver what we promised. I spend a lot of time talking to clients, talking to the government about industry issues and am very passionate about getting more women into construction. I am also a member of the TAFE Commission Board so I also spend a bit of time as a guest speaker at info nights and events. One of my main focuses is also managing our $1.5 billion workbook and over 290 employees across NSW and Victoria. 

Q: What was the vision behind Third.i’s construction brief?

We had previously worked with one of Third.i’s partners, Generate, on our first project around the corner from Warada on Walker.  The project manager showed us the project and it was just the most amazing, well-thought-out piece of architecture. We have an incredibly talented team who like to work on complex, beautiful projects and so that was what really attracted us to the project. When we first met Third.i, they were just the most down to earth people and we only establish relationships with projects that align with our values. I saw from the first meeting with Third.i that they embodied all of this. 

Q: What is your favourite aspect of the project?

You just have to look at the project to know you want to be a part of it. The facade is just amazing. It’ll be such a statement piece on the skyline, it’ll be incredible. 

Q: What is your favourite aspect about your role?

The thing I love the most is when I’m out on site and I see the happiness on people’s faces as the project comes to life and we’re changing people’s lives, that’s what gives me the energy to keep going to make the change. When you see the amount of joy present when you hand the project back over, if you could bottle that feeling and sell it, it would be worth millions. That feeling is just such a special moment, it gives you goosebumps. In construction, we might be on site for 2-3 years, but the building is there forever so there are so many people who will get to experience what this building has to offer for decades to come. 

Q: What are you looking forward to in 2022 with Third.i

Starting construction and for the rain to stop! We’d love to also look at working with Third.i again in the future, they’re just the right client for us and we’re both aligned in terms of our vision and goals.

“When we started with Third.i, we understood the planning framework and worked with Third.i on what was going to be feasible on the site. The brief for Warada on Walker we received was very much about maximising sustainability. We had worked with them on a previous project and I think they saw the value in bringing a high level of design to their project and they well and truly wanted to build upon that. Third.i just thought of everything from the user experience, the sustainability, the innovation through design and operations and when they presented this aspirational brief, they held onto it and made sure everything was done above standard.”

Q: Tell us a bit about yourself

I’m Jason Fraser and I’m the Principal for the Sydney studio at Woods Bagot. I tend to work across hotels, residential, commercial and mixed-use designed projects. My background is predominantly commercial projects before moving into more senior roles working across numerous different projects and firms. I studied Fine Arts at the North Sydney Institute of Technology before moving on to complete a Bachelor of Architecture with Honours at the University of Technology NSW. In addition to my work at Woods Bagot, I also currently sit across the advisory panels of the Waverley Council and the ACT Government. 

Q: What is your role?

As a principal in the studio, I’m one of the shareholders across the board. Working in the Sydney studio, I get to work across national and international projects around the globe in collaboration with other Woods Bagot studios. My role means I work across the board with other teams for day-to-day tasks on projects, communicating for these projects and helping design these projects. 

Q: What was the vision behind Third.i’s design brief?

When we started with Third.i, we understood the planning framework and worked with Third.i on what was going to be feasible on the site. There’s no one thing that’s special because the entire project is special but I’ve truly loved all the social moments that have come from working on Warada on Walker and all the mechanisms that come from planning control. I have loved being able to create a rooftop garden space, which isn’t typically seen across the North Sydney skyline due to unique planning conditions. It’s a really strong feature and is an incredible way to complete the North Sydney CBD. I’ve also loved designing and working on the atrium and linkway to create this amphitheatre in the heart of the project. 

Q: What is your favourite aspect about your role?

We love working with people and I feel like we have such a great environment working with Third.i and their greater team. We all respect and trust each other and it lets us focus on the project and complete these extraordinary things we’re working on. They’re amazing to work with and our team has been incredible and super creative. Third.i really do commit to doing things better. They actually understand the market to build a well respected reputation and look after the market’s interests to drive better outcomes. 

Q: What are you looking forward to in 2022 with Third.i?

I can’t wait for our next project. This is our second project with Third.i and they just keep getting better. There’s a drive amongst us to keep doing things better and I’m really keen to see what our next project will do. I’m also really excited to see Warada on Walker complete construction and have a celebration on that rooftop garden.

Q: Tell us a bit about yourself

I’m Jason Fraser and I’m the Principal for the Sydney studio at Woods Bagot. I tend to work across hotels, residential, commercial and mixed-use designed projects. My background is predominantly commercial projects before moving into more senior roles working across numerous different projects and firms. I studied Fine Arts at the North Sydney Institute of Technology before moving on to complete a Bachelor of Architecture with Honours at the University of Technology NSW. In addition to my work at Woods Bagot, I also currently sit across the advisory panels of the Waverley Council and the ACT Government. 

Q: What is your role?

As a principal in the studio, I’m one of the shareholders across the board. Working in the Sydney studio, I get to work across national and international projects around the globe in collaboration with other Woods Bagot studios. My role means I work across the board with other teams for day-to-day tasks on projects, communicating for these projects and helping design these projects. 

Q: What was the vision behind Third.i’s design brief?

When we started with Third.i, we understood the planning framework and worked with Third.i on what was going to be feasible on the site. The brief for Warada on Walker we received was very much about maximising sustainability. We had worked with them on a previous project and I think they saw the value in bringing a high level of design to their project and they well and truly wanted to build upon that. Third.i just thought of everything from the user experience, the sustainability, the innovation through design and operations and when they presented this aspirational brief, they held onto it and made sure everything was done above standard. 

Q: What is your favourite aspect of the project?

There’s no one thing that’s special because the entire project is special but I’ve truly loved all the social moments that have come from working on Warada on Walker and all the mechanisms that come from planning control. I have loved being able to create a rooftop garden space, which isn’t typically seen across the North Sydney skyline due to unique planning conditions. It’s a really strong feature and is an incredible way to complete the North Sydney CBD. I’ve also loved designing and working on the atrium and linkway to create this amphitheatre in the heart of the project. 

Q: What is your favourite aspect about your role?

We love working with people and I feel like we have such a great environment working with Third.i and their greater team. We all respect and trust each other and it lets us focus on the project and complete these extraordinary things we’re working on. They’re amazing to work with and our team has been incredible and super creative. Third.i really do commit to doing things better. They actually understand the market to build a well respected reputation and look after the market’s interests to drive better outcomes. 

Q: What are you looking forward to in 2022 with Third.i?

I can’t wait for our next project. This is our second project with Third.i and they just keep getting better. There’s a drive amongst us to keep doing things better and I’m really keen to see what our next project will do. I’m also really excited to see Warada on Walker complete construction and have a celebration on that rooftop garden.
