Welcome to our October edition of Talking Thirdi.i

Our third edition is bigger and better than ever, jam packed with project updates, VIP interviews, some of our recent media coverage over the last quarter and what’s to come in the lead up to the end of the year. 

Throughout this newsletter, you’ll find all the latest and greatest Third.i news of what has been happening from Sydney to London and it’s safe to say our team has achieved more than we could ever dream of this year. We couldn’t be happier and prouder of all the hard work and we couldn’t be more excited for what’s to come. 

We always strive for excellence in everything we do and the last quarter has been no different.

Featured News

At Graphite Square, we have sold over 53 apartments and accrued more than £43.7m ($76m AUD) in sales since November last year. Graphite Square has become the fastest-selling Zone 1, London scheme in the last 2 years, with apartments sold to buyers across the UK, London and Asia. We couldn’t be prouder of all team members involved with this project and in helping make it a reality.

Halcon has agreed on terms to lease all of our 80,000 sqft (7,432 sqm)of commercial space and we will be working with them on their serviced office offering.

At the end of August we hosted our local community Funday. Working with Vision, our contractors, and the wider Third.i team, we put on a fantastic Funday for all our local residences around Graphite Square. We had a barbecue, an inflatable bouncy castle, popcorn, face painting and candy floss for the local residents who really enjoyed the afternoon out in the sun. 

Construction is moving forward, with the piling completed and the basement now being dug out. We are currently on schedule and aim to have our first residents moving in by the end of 2024. 

What a massive month we had in August! We officially topped out at our Kurraba Residences project, marking the completion of the structural works. To celebrate the milestone, we held a ceremony with 70 people on site, where we heard from members of the project team while taking in the incredible Sydney Harbour views.

Dating back to the Pagoan era, it is said that an evergreen tree hoisted to the tallest point of the building will bring luck to its occupants. There is also an ancient Scandinavian rite of placing a tree on top of a new building to appease the tree-dwelling spirits displaced during construction.

The tree used for the ceremony will be planted onsite once we reach this stage.

This September, the Third.i team participated in STEPtember where over 120,000 Australians participated in the fundraising initiative. STEPtember is about raising awareness for those with cerebral palsy, a condition caused by damage to the developing brain either during pregnancy or shortly after birth. It directly affects a person’s movement and posture for life. The initiative aims to build a more inclusive world and make a life-changing impact on people living with cerebral palsy.

The Third.i team had a goal of taking 2 million steps. The results are in and we took a total of 9,503,245 steps, with the top stepper Florian Caillon contributing 1,020,172 of those. We also raised $2,935 towards the cause, with Ashleigh Byrnes raising $569.91 of that. Congratulations to our Third.i team for the amazing effort! 

THIRD.I DIVISION & PROJECT UPDATES

RESIDENTIAL

At Balfour Place in Lindfield, our DA modification has been officially approved by Council for the reduction of apartments from 70 to 59 along with internal layout changes and amendments to the façade! We now anticipate commencing early construction works toward the end of this year and will provide updates prior to demolition of the existing Coles building. We currently anticipate construction to be completed by the third quarter of 2024.

Kurraba Residences is all systems go! Since our last update, we topped out the structure of our final building (Building C), marking a huge milestone for the project. Window installation and façade works are underway, now reaching the top level (level 5), and the interiors are beginning to take shape, with services, rough in and plasterboard installation progressing well. Façade works will continue to make the building watertight at which point the installation of the iconic red brick can commence. Scaffolding around the perimeter of the building will remain in place to assist ongoing façade installation and fit-out, which is progressing at a rapid pace. Following this, landscaping works will commence as the final site activity. Construction is slated to be completed in the second quarter of 2023.

In August, we held an event to celebrate DA Approval for Dairy Farmers Towers. We had over 200 people join us at the Display Suite to mark the occasion! Our design team has been working to progress construction documentation in preparation for main works to commence on site Q1, 2023. The early works have begun on site with approximately 75% complete, further works are due to commence next week with demolition, electrical and sewer upgrades to begin in the coming weeks. We are also working to capture all design changes required in a DA amendment, looking to lodge this application with the Newcastle City Council in late October.

We launched our debut development in Coffs Harbour, Sable at the Jetty, last week with an event with over 130 people at our Display Suite at Supply Speciality Coffee and Bar. Now over 85% sold, make sure you get in quick so you don't miss out! DA came through in late September, and design is progressing for our Construction Certificate. Early construction works including demolition, site preparation and material handling are expected to be carried out by January 2023 with full construction to commence in the first quarter next year.

We have reached the occupation stage of our maiden project in the UK, with the first residents officially moving in! The commercial space is being complete with final touches as well. We will be aiming to be fully complete before the end of the year with 55 private apartments, 38 shared ownership apartments and a small part of the ground floor as commercial space. We anticipate we will be off-site before the end of the year.

COMMERCIAL

Warada on Walker is currently at the end of the Early Contractor Engagement stage with 50% of the design now complete. Construction is slated to commence towards the end of this year with early works to start in November 2022. This will include demolition of existing buildings, followed by excavation works.

With Precinct 21, we’re in the concept design phase, firming up the refurbishment/services upgrade that the building will undergo. Construction will begin imminently, once the scope has been approved. This should be within the next four to eight weeks, depending on approvals. The estimated completion date is also dependent on the confirmed scope and will be advised when construction has commenced.

THIRDAGE

Merewether Residences is well underway and our team has been working to progress construction documentation in preparation for works to commence on site. Orders have been placed on long lead time items and we are commencing work on site mobilisation. We anticipate construction will begin in November this year and estimated completion is scheduled for Q4, 2024. We are still working with purchasers to accommodate any variation requests, if any buyers have not booked a meeting to discuss any of their variations with our design team, please reach out to Janette on 0401 744 927.

SDA Housing

We celebrated our DA approval for Dairy Farmers Towers in August with over 200 people coming together to congratulate all involved and mark the start of another legacy project for Third.i. Early works have now commenced on site, with demolition set to begin in the coming weeks and our groundbreaking ceremony in early December. We also had two community events in the last month for our existing projects in the West End, Stella on Hannell and Eaton on Union. Residents of each project enjoyed a build a burger event at the West End Cafe and a luncheon at the Wickham Boat Shed. Our one and two bedroom SDA apartments are designed to be fully accessible they have floor to celling doors, elegant flooring and a range of sophisticated accessible features and finishes.

Construction has progressed at our Gosford project and is almost complete. The joinery, flooring and electrical have been installed, walls are painted and decking has been completed since the last update. The driveway and landscaping are still yet to be completed externally. The house and internals are due to be complete in October.

We have received DA approval for Sable at the Jetty, with early works set to commence by the end of the year. Our design team has worked through the concept design of our West High St, Coffs Harbour project and met with the Coffs Harbour City Council for a pre-DA meeting. We have engaged consultants to progress the design with the goal of submitting the Development Application by November 2022. We anticipate construction will commence by the first quarter of next year with completion estimated for Q2, 2024.

Our SDA project in Port Macquarie is currently in the concept design phase. We’ve engaged EJE Architecture to complete the concept design.

Port Macquarie

Works have now commenced on site for Taree, with earthworks currently underway and site set out already complete. The slab and frame are due to be constructed by the end of this month, ready for the building contract to be completed in early Q2.

Our project in Nowra is currently in the design phase. We are working with Aruma and occupational therapist’s to understand their requirements for this development and refining the floor plan accordingly so we can provide the best product for the participants. The next stage for us is working towards DA lodgement once plans can be finalised with all stakeholders. We expect construction to commence in Q3-Q4 2023 pending DA approval and Council timeframes.

“Being on site in the past few weeks and seeing our sales results so far at Graphite Square has been incredible! The best part of my job is all working closely on an idea, which has ended up being Graphite Square. It's been very rewarding seeing that come to life so far.”

Q: Tell us a bit about yourself

Bob, one of the Third.i Co-Founders, and I actually went to school together and lived together after school. I essentially had a front-row seat in watching Third.i come to life with Bob, Ron and Luke. I had worked in the Technology industry for over 10 years and completed a Master of Finance but I always just had a passion for construction. In 2015, I encouraged Third.i to check out the UK market and bring what they were doing in Australia into a new marketplace. That’s when I came on board with Third.i as the Director of Development UK. We’ve been slowly building our business over here ever since. 

Q: What is your role?

To be successful, especially in a new market, I believe having the right people and the right team is the key. We want to help our team develop and encourage them to excel so I help manage the relationships within our supply team and also make sure that our team over here have the best possible chance to succeed in delivering what Third.i stands for. I make sure our team has everything they need to perform to the best of their abilities and make sure our supply team has all the information they need to progress together as one. 

Q: What is your favourite aspect about your role?

The 2022 UK conference this year was a significant moment for me, it was the first time we had all the Third.i founders in a room all at once discussing how we push forward the UK business but also the Australian business. That was quite inspirational and moving for our Third.i UK team. 

Q: What is your favourite aspect about Graphite Square?

It’s a collective of aspects really, one of the proudest moments is seeing the business plan be executed to the letter following what was a difficult transaction and the fact that Graphite Square was first discussed via Zoom. I love seeing that construction has started and watching the project come to life. 

Q: What is your favourite Third.i moment so far?

Being on site in the past few weeks and seeing our sales results so far at Graphite Square has been incredible! The best part of my job is all working closely on an idea, which has ended up being Graphite Square. It’s been very rewarding seeing that come to life so far. 

Q: Who do you love working with the most? 

It’s been a collective effort working on Third.i, our Third.i UK team and consultants have been incredible to work with. 

Q: What are you looking forward to in the next 6-12 months with Third.i and with Graphite Square? 

With Third.i, we’ve got some really exciting things coming up that we’ve been working on, which means that we’re about to grow significantly. We’re excited to grow our team and the Third.i brand over the coming months. With Graphite Square, I’m excited to just watch the project come out of the ground as we’re at the stage where we get to see all the physical elements of the project come together.

Q: Tell us a bit about yourself

I’ve been in the industry for over 20 years, I started my career over in London and moved across to Singapore thereafter with Savills and built up their international sales business across Asia Pacific. I then moved to Australia with Crown Group where I got to know Luke and built a relationship there. I started with DisplaySweet in 2018 where I got to work with Third.i a lot more closely before moving back to Singapore during the beginning of the pandemic. The Third.i Co-Founders and I began talking about a UK expansion and the birth of Graphite Square, which is then when I was brought on as the Head of Business Development Asia & UK at Third.i, operating out of Singapore. 

Q: What is your role?

I look after the sales and marketing sides of the business, working with the agents across the UK, Asia Pacific and Middle East. My day begins liaising with the Asia Pacific teams before liaising with the Middle Eastern and UK teams in the afternoon. I work very closely with the Third.i Co-Founders based in London and also spend a lot of time with clients here in Singapore for possible investment opportunities in Australia and the UK. 

Q: What is your favourite aspect about your role?

It’s seeing a project come to life, especially something like Graphite Square where I’ve worked on it right from day one. I’ve loved seeing the success of the project since launching in November 2021 and seeing it be crowned the fastest-selling Zone 1, London Scheme project, it’s very rewarding. 

Q: What is your favourite aspect about Graphite Square?

We’re building a community at Graphite Square, it’s more than just a development. Where Graphite Square is situated, it’s a part of the revitalisation of the area. It’s great to be able to work across a project for our buyers and the local community. Seeing construction chugging along and seeing the project come to life after working on it for so long is also an incredible feeling as well. 

Q: What is your favourite Third.i moment so far?

Breaking ground on Graphite Square and seeing everyone there on site back in July was also really rewarding, to see something we had been working on for so long begin to come to life.

I love working with our little UK team, we all work together really well and it’s super dynamic. 

Q: What are you looking forward to in the next 6-12 months with Third.i and with Graphite Square? 

For me, it’s seeing more UK projects come online and growing the development portfolio as well as growing into more international markets. I also can’t wait to see the finished product at Graphite Square and seeing everything we worked on and walking through the project will also be incredible.

CONSULTANT OF THE MONTH

Q: Tell us a bit about yourself

I founded Ben Adams Architects in 2010 and since then, we have grown across a range of sectors and developed an award-winning portfolio of projects. We often work with the challenges of existing buildings and constrained urban sites to add character and desirability. I have also taught architecture as a tutor and a critic at Cambridge University, The Architectural Association, Central St Martins and L’Ecole Speciale d’Architecture. Here at Ben Adams Architects, we design elegant, contextual and energy-efficient architecture that balances function with ingenuity and delight. Our buildings are just the beginning of the story. 

Q: What is your role?

I divide my time between guiding the overall design direction of the practice, generating new business, and R&D to provide a pivotal link between the studio’s design ethos, client requirements, and future possibilities. To tell the stories of everyday life, architecture must be generous enough to accommodate the full range of possibilities. Patterns of life, work, and leisure can change very quickly. Our work demonstrates an approach that is contextual yet visionary, appropriate yet inspired. Our built portfolio demonstrates an ability to design buildings that fulfil clients’ immediate needs, but also provide enough flexibility to grow and evolve.

Q: What was the role with Third.i and what was the vision behind Third.i’s project brief?

Graphite Square is really the memorable place to live, it’s generous and has 360 degree views of the city skyline. It’s definitely central London, so close to all amenities you could ever want but it’s also incredibly peaceful. I think those qualities in a project are quite inspiring for a building like this when you can bring the town and country together in one site.

Q: What is your favourite aspect of the project?

My favourite part of the building is the ground plane on the outside of the building before you even go inside, there’s an openness and a generosity that we can make happen, it’s rare to make that sort of change in a city. 

Q: What is your favourite aspect about your role?

It’s an honour to make something rare and something new in the city, and Graphite Square is no exception. I’ve loved every minute spent on working on this project and I love that I get to do this again across our portfolio of clients. 

Q: What are you looking forward to seeing with Graphite Square and working with Third.i?

I’m excited to see the project come to life, seeing such a unique product in the heart of London that we helped design and seeing that be brought to fruition for all to see if quite exciting.

Q: Tell us a bit about yourself

The Property Agency was founded around 18 years ago and it was created on the basis that the property industry was one of the largest industries and had a lack of specialist agencies to support. We saw a gap to go ahead and bring large advertorial and marketing expertise to the market and 18 years later we are servicing some of Australia’s largest projects. I had experience running large multinational advertising agencies, working within one for numerous years and helping build another with an international partner, I felt that I was looking for something bigger and more exciting and that’s when I thought of The Property Agency. 

Q: What is your role?

My primary role here is to form a relationship with and collaborate with the best property companies in Australia, like Third.i. I help them create a vision for their projects and how we can connect those projects with the desires and aspirations of Australia. Once we figure out what that connection is between the buyer’s desires and the developers abilities, we can go ahead and map out a course of action that tells a story and a lifestyle for each individual project. 

Q: What was the role with Third.i and what was the vision behind Third.i’s project brief?

Third.i came to us and said they had this project in London with a brief to make it as desirable to our different target buyer groups as possible. We bought a new level of expertise to the project, using unique, Australian marketing techniques to how we would market Graphite Square. We thought of the story behind Graphite Square and the history of the area to market a true destination, rich in values where they can write their own stories. 

Q: What is your favourite aspect of the project?

I love the fact that the project is being done by Third.i and that we’ve got that entrepreneurial, Australian spirit embedded within the project and that it’s more than a place to live, we are turning it into a place to be. We believe people buy lifestyles, not just residences so I love the lifestyle that’s on offer at Graphite Square. 

Q: What is your favourite aspect about your role?

The fact that we get to create the face, the brand and the public identity of a destination, wherever that might be. I love that we help to create brands and a legacy that people will be forever proud of that will last long after we’re all gone. 

Q: What are you looking forward to seeing with Graphite Square and working with Third.i?

What we always look forward to when a project is completed, seeing the pride and enjoyment when people start moving in and saying the vision we helped create is now a dream come true. It’s very rewarding when we sell the dream and that dream has now become a reality.

It’s an honour to make something rare and something new in the city, and Graphite Square is no exception. I’ve loved every minute spent on working on this project and I love that I get to do this again across our portfolio of clients. 

Q: What are you looking forward to seeing with Graphite Square and working with Third.i?

I’m excited to see the project come to life, seeing such a unique product in the heart of London that we helped design and seeing that be brought to fruition for all to see if quite exciting. 

Q: Tell us a bit about yourself

The Property Agency was founded around 18 years ago and it was created on the basis that the property industry was one of the largest industries and had a lack of specialist agencies to support. We saw a gap to go ahead and bring large advertorial and marketing expertise to the market and 18 years later we are servicing some of Australia’s largest projects. I had experience running large multinational advertising agencies, working within one for numerous years and helping build another with an international partner, I felt that I was looking for something bigger and more exciting and that’s when I thought of The Property Agency. 

Q: What is your role?

My primary role here is to form a relationship with and collaborate with the best property companies in Australia, like Third.i. I help them create a vision for their projects and how we can connect those projects with the desires and aspirations of Australia. Once we figure out what that connection is between the buyer’s desires and the developers abilities, we can go ahead and map out a course of action that tells a story and a lifestyle for each individual project. 

Q: What was the role with Third.i and what was the vision behind Third.i’s project brief?

Third.i came to us and said they had this project in London with a brief to make it as desirable to our different target buyer groups as possible. We bought a new level of expertise to the project, using unique, Australian marketing techniques to how we would market Graphite Square. We thought of the story behind Graphite Square and the history of the area to market a true destination, rich in values where they can write their own stories. 

Q: What is your favourite aspect of the project?

I love the fact that the project is being done by Third.i and that we’ve got that entrepreneurial, Australian spirit embedded within the project and that it’s more than a place to live, we are turning it into a place to be. We believe people buy lifestyles, not just residences so I love the lifestyle that’s on offer at Graphite Square. 

Q: What is your favourite aspect about your role?

The fact that we get to create the face, the brand and the public identity of a destination, wherever that might be. I love that we help to create brands and a legacy that people will be forever proud of that will last long after we’re all gone. 

Q: What are you looking forward to seeing with Graphite Square and working with Third.i?

What we always look forward to when a project is completed, seeing the pride and enjoyment when people start moving in and saying the vision we helped create is now a dream come true. It’s very rewarding when we sell the dream and that dream has now become a reality.

Dairy Farmers Ground Breaking

Exciting news! We are currently gearing up for our Ground Breaking Ceremony at Dairy Farmers Towers, the newest icon in Newcastle’s WestEnd.
