A thoughtfully designed residential community, the proposed Anambah Community masterplan balances the charm of the Hunter’s rural character with a future-focused master plan. Developed by Third.i, this is more than a collection of homes, it’s a true community, shaped with purpose and respect for the landscape, heritage, and people who call it home. 

Strategically located in Gosforth within the Anambah Urban Release Area, Anambah is set to become one of the most connected and considered neighbourhoods in the region. If approved, Anambah Community will Deliver up to 900 homes across a range of lot sizes, 5% of which will be dedicated to affordable housing, alongside green open spaces, walkable streets and essential infrastructure. Stage 1 will deliver 220 homes and key early connections, setting the tone for what’s to come.

Vision for Anambah

Grounded in local values and forward-thinking planning, it will offer a diverse mix of homes for first-home buyers, families, downsizers, and essential workers.

With 5% of the site dedicated to affordable housing for key and essential workers and over 10% of the site earmarked for open space, Anambah encourages connection to nature through green corridors, walking trails, and active transport links. Community parks, sports fields, and playgrounds are integrated into a landscape that respects its heritage and protects the environment.

Affordable, inclusive, and sustainable, Anambah is designed for long-term liveability, with elevated homes above flood zones, bushfire protection, and buffers for safety and privacy.

A future neighbourhood centre, potential mixed-use precinct, schools, and local jobs will place everything residents need close to home. Thoughtfully planned and built to grow with the region, Anambah is a place to live well, today and for generations to come.

If approved, Anambah Community will deliver circa 150 affordable homes for key and essential workers.

10% of the site at Anambah has been proposed as open space.

Building public benefit

All infrastructure upgrades—including roads, utilities and stormwater management—will be fully funded by Third.i, with no cost to Council.

The Proposed Master Plan

The proposed vision for Anambah has been shaped by respect for the landscape, local character, and a commitment to practical, people-first design. The master plan outlines:

  • Approximately 900 residential lots in a range of sizes and housing types
  • Significant green space and open parkland, making up more than 10% of the site
  • Local parks, and walking and cycling trails throughout the community
  • A future neighbourhood centre, with provision for schools and essential services
  • Safe, legible roads and emergency access, plus flood-resilient infrastructure
  • Carefully managed riparian corridors and native vegetation rehabilitation zones

The layout delivers strong landscape integration, thoughtful staging, and a balance of public and private spaces to support sustainable growth into the future.
