Land Development Manager

About the Role:
We’re looking for a motivated and results-driven leader who can manage complex land subdivision projects from start to finish. In this role, you’ll oversee planning, approvals, delivery, and work closely with the sales team to ensure successful outcomes. You’ll need to be highly organised, commercially savvy, and confident in managing multiple stakeholders. Your ability to anticipate risks, solve problems quickly, and keep projects moving will make you an invaluable part of our team.

Key Responsibilities:

  • Drive end-to-end delivery of land subdivision projects, including planning, approvals, and delivery, ensuring timelines and budgets are met.
  • Oversee sales strategy and execution in collaboration with the sales team to achieve project targets.
  • Liaise with internal stakeholders and external consultants to manage approvals and compliance.
  • Monitor construction progress and resolve issues promptly.
  • Prepare and present project reports to senior management.
  • Ensure all projects meet Third.i’s standards of quality and innovation.

What We’re Looking For:

  • Minimum 5 years’ experience as a Development Manager in residential land subdivisions
  • Strong knowledge of planning, delivery, and sales processes
  • Excellent project management and stakeholder engagement skills
  • Commercial acumen and problem-solving capability
  • Highly organised, proactive, and able to manage competing priorities

Design Manager

About the Role:
This is a key position for a highly organised professional who thrives in a fast-paced environment. You will lead the design & planning process for multiple large-scale residential projects, ensuring each project is set up for efficiency, quality, and success from the outset. Your focus will be on creating well-designed solutions that integrate buildability early, streamline approvals, and optimise development outcomes.

Working closely with architects, consultants, and internal teams, you’ll establish clear design strategies, anticipate challenges, and implement processes that keep projects on track. By setting strong foundations during planning, you’ll enable innovative, practical designs that meet timelines, budgets, and Third.i’s uncompromising standards of excellence.

Key Responsibilities:

  • Oversee design development from concept through to delivery.
  • Collaborate with project teams to ensure designs are practical and aligned with development briefs.
  • Provide buildability advice during early design stages to optimise project outcomes.
  • Coordinate consultants and manage design timelines to meet project milestones.
  • Ensure compliance with relevant codes, standards, and client requirements.
  • Guarantee all designs meet Third.i’s standards of quality and innovation.

What We’re Looking For:

  • Minimum 5 years’ experience as a Design Manager (builder background preferred)
  • Experience on large-scale residential projects (300+ units ideal)
  • Strong understanding of development approval process
  • Strong understanding of construction processes and design integration
  • Excellent stakeholder management and communication skills
  • A proactive, detail-oriented approach with strong organizational skills

Communications Executive

About the Role
This is a diverse and hands-on communications role where no two days are the same. You’ll work across a wide range of projects and platforms, helping shape the voice of Thirdi and our portfolio of developments. From media relations and social media to award submissions and investor communications, you’ll be at the heart of how we tell our story.

What You’ll Be Doing

  • Crafting compelling press releases and managing media outreach
  • Ghostwriting and managing LinkedIn content for our founders and MD
  • Collaborating with creative agencies on project branding and messaging
  • Writing and refining copy for websites, brochures, EDMs, and community engagement platforms
  • Supporting tender and award submissions
  • Assisting with investor and client communications
  • Contributing to the growth of our Insitu Housing brand

What We’re Looking For

  • Minimum 1-2 years of communications experience required
  • Exceptional writing and editing skills with a sharp eye for tone and detail
  • A strong grasp of media relations and social media (especially LinkedIn)
  • A collaborative mindset and the ability to work across teams and stakeholders
  • Flexibility, reliability, and a proactive attitude
  • Some exposure to the property industry is preferred
  • Bachelor’s degree qualification required
